These are the most common first-year calls. Most are maintenance, and Morgan can still log them for your year-end walkthrough.
What you're seeing is really common in a new home the first winter. The house is built tight, so the moisture from cooking, showers, and just breathing stays inside, and when it hits the cold glass it condenses. It isn't a problem with the windows. Running your bath fans a little longer, keeping blinds open a couple inches at night, and setting your humidifier lower when it drops below twenty degrees outside usually clears it up.
Nail pops are the framing lumber drying out and shrinking a bit that first year, which pushes the drywall fastener out slightly. It's normal, it's not a structural thing, and we address them all at once at your year-end walkthrough so you only have one touch-up and paint visit.
Hairline cracks at corners and above doors are the house settling and the lumber drying out during the first year. Small ones are expected and we take care of them at your year-end walkthrough.
Grout and caulk shrink a little as the house dries out. A small gap at the tub or backsplash is normal. We re-caulk at the year-end visit, and after the first year keeping those joints sealed is regular homeowner upkeep.
Doors sticking after a humidity swing is the wood moving with the seasons. It usually settles down on its own. If a door still rubs after a couple of weeks we'll adjust it at your year-end walkthrough.
Frost-free hose bibs still need the hose disconnected before the first hard freeze so the water can drain back. If a hose was left on and the bib froze, that's usually damage rather than a defect, so let me get someone to look and we'll go from there.
